What is the advantage of Offerlyn compared to a basic listing service or FSBO?

What if my home doesn't sell with Smart Sell?

With Smart Sell, you only pay the $499 upfront fee. The 0.5% success fee is never charged unless your home successfully sells. No sale, no success fee.

With the List package, you pay only the $499 flat fee regardless of outcome.

Is the buyer's agent commission included?

No — and it's entirely your choice whether to offer one. A common range in Ontario is 2%–2.5%, though the amount is completely determined by you. Offerlyn's fees cover your seller-side representation only.

When is the upfront fee due?

The $499 upfront fee (for List or Smart Sell) is due when you sign up with Offerlyn. For Smart Sell Plus, the full 0.75% fee is due at closing — nothing upfront.
